Recently, we had a cash buyer who was prepared to close on her vacation home here in the sunshine state...

Recently, we had a cash buyer who was prepared to close on her vacation home here in the sunshine state. And for the first time, we had a client experience wire fraud. She wired the funds for closing, and turns out, her email had gotten hacked and the funds went to an off-shore account.

Everyone’s worst nightmare, right?

Luckily, all parties acted quickly to locate the funds, and the FBI was involved. After anxious hours of waiting, the funds were located and all proceeds were recovered.

Here are a few simple steps to ensure this doesn’t happen to you:

Home Equity, Resale, & Real Estate | Everybody Wants It And This Is How You Get It

Equity represents the degree of ownership an individual or entity has in an asset after subtracting any debts against the asset. To say someone shares equity in a company means they would share in any assets remaining after all debts are accounted for.

For example, if your business has sold $500,000 worth of product this year, but you have rent, operating expenses, and a business loan payment totaling $400,000 for the year, you have $100,000 of equity in your business. Equity changes as the value of your assets and debts change.

Home equity works the same way. When you take out a mortgage to purchase a home, your home is collateral on the mortgage loan, so the outstanding mortgage principal must be deducted from the value of the home to determine your home equity.

Down Payments & Real Estate Equity

In most cases, you make a down payment when you purchase your home. That down payment is your initial home equity. If you pay a 20% down payment on a $200,000 home, you have $40,000 equity when you close on your purchase.

Principle Payments, Debts, & Real Estate Equity

As time goes on and you continue to pay down your mortgage principal, your equity grows. Usually, the longer you own your home, the more equity you gain because you are paying down your mortgage. However, any debts you take on using your home value as collateral, such as a second mortgage or home equity line of credit (HELOC,) decrease your home equity.

Market Value & Real Estate Equity

The changing real estate market also influences your equity. If you paid $200,000 for your home, and two years later the homes in your neighborhood start selling in the $400,000 range, your theoretical equity increases. (Theoretical because you don’t realize your home equity until you sell your home and pay off all debts against it.) You can also lose equity if the market takes a dive but be patient and it should recover in time.

Home Improvements & Real Estate Equity

Equity also grows if you make improvements on your home that increase its value. Let’s say you add a swimming pool and all new appliances. You have increased the value of the home. Your equity doesn’t increase by the amount your spent on the improvements, but on the value you get upon resale. This is an important point when considering making improvements prior to putting your home on the market, and one that is often misunderstood.

Let’s say Joe spends $50,000 on upgrades to his home. He might tell his neighbor, “I have $50,000 in my home,” but when he goes to sell, the current market dictates how much he will actually get in return. If Joe ends up selling for $40,000 more than he originally paid, his $50,000 investment got him $40,000 in home equity.

Some things you can do to increase your home equity include:

1) Make a large down payment when you purchase your home. The more cash you put down, the more equity you begin with.

2) Make increased or extra payments on your mortgage principal. Adding to the principal portion only on your monthly payments, or making extra payments when you are able, helps chip away at your outstanding debt.

3) Be smart when making home improvements . Not all improvements build equity. Some improvements may be personal preferences that don’t necessarily add value for resale. Improvements such as a new HVAC system, new appliances, or a new roof are usually more reliable investments than a fountain in the front yard or surround sound speakers throughout the house.

4) Don’t borrow against your home equity unless you must. Home equity is often a homeowner’s biggest asset, and can help to build your retirement nest egg, but it can also come in handy if life throws you a curve ball and you need to borrow against it for an unforeseen emergency. Be careful not to borrow against your equity for frivolous purposes, so it will be there if you really need it.

5) Sell when the market is favorable. If you are counting on your home equity to help finance your next home, pay for your children’s education, or add to your retirement funds, try to sell during a seller’s market when inventory is needed in your area.

1. Timing Is Critical

If you see a house that you like, it’s very important to schedule a showing immediately to try and be one of the first buyers in the door.

2. Offer A Competitive Price

In this market, it’s likely you will be in a multiple-offer situation if the home is priced and located right. Therefore, you want to put your best foot forward with the offer price. The days of “low-ball” offers have come and gone.

Pricing Your Home To Sell Factors:

1. Location

Perhaps the most important one. The desirability and your proximity to places such as beaches, restaurants, shopping, and schools largely impact the price of your home. After all, this is something your potential buyer will not be able to change.

2. Size & Age

Newer and larger homes will be listed for a higher price. For example, if you had the choice of purchasing a home that was built in 2015 over a home built in 1970, which would you choose? Yup, you’re probably going to pay a little more for it, too.

3. Upgrades

Buyers tend to buy cosmetically. Let that sink in for a minute. Any upgrades and amenities your home has to offer, will directly impact the list price. Some people are up for renovations, but many are very happy with that “move-in” ready home.

What should I do when I see a house online that I like?

Call your buyer’s agent: the agent you are working with to find your home. That person also represents your best interests only. When you call the agent advertising the home, you are dealing with the seller’s agent, so, while they can assist you, they are also trying to get the best price for the seller.

Can you show me a house if it’s not your listing?

Absolutely. As a buyer’s agent, we can show you any house listed in our MLS system, and we will contact FSBO sellers on your behalf. As mentioned above, working with us as your buyer’s agent ensures that your interests are protected.

How do we write an offer?

When you find the property you want to make an offer on, we will run a Comparative Market Analysis (CMA) to help you determine a fair offer amount. We also guide you through the additional terms of the contract, such as the escrow amount, closing date, and any additional terms you want to be added to the offer. We write the offer on a contract form and submit it to the seller’s agent.

What if I want to back out of a contract?

You always have the right to back out of the purchase, but you may lose your escrow deposit. If the contract is contingent on a property inspection, you usually have the right to cancel for any reason during the inspection period. Once the inspection period has passed, you are at risk for losing your deposit, unless the seller agrees, or an additional term has not been met.

What happens if there are other offers on the house I love?

If a seller receives multiple offers on their home, usually their agent will inform the buyer’s that multiple offers have been received and the buyers have another opportunity to alter their original offer to present their “highest and best” offer. Let’s Look At The Million Dollar Question… When Can Buyers Move In? And When Do Sellers Get Their Money?

Sellers can go into the title company before the scheduled closing date and pre-sign the required documents. ��

Buyers must sign their documents on the day of closing- they cannot do this prior to. ��

Here is a quick rundown on what the closing day for a buyer may look like:

Complete final walk-through
Go to the title company
Sign all paperwork
The signed paperwork gets sent back to the lender to review
Paperwork is approved
The transaction is funded

Once the transaction is funded, THEN the buyers will receive the keys to their new home and can start moving in, AND the sellers will receive their funds. Both parties are happy and the transaction is complete. ��

The housing market statistics are in for July from the Pinellas Realtor Organization, and they affirmed what many of us already knew… we are still in a very strong seller’s market.

1. Average Sale Price: $400,000

This is an increase of 11% from last July’s average sale price of $361,000

2. Housing Inventory: 1.5 Months Supply

A normal housing market’s supply is 5-6 months. We are down 42.3% from last years’ 2.6 months.

3. Median Time To Contract: 18 Days

We are down 35.7% from last years’ 28 days

What does this all mean for you?

Sellers... The market is very strong and sellers are receiving top dollar for their houses and they are going quick due to the low inventory.

Bank Owned

*The bank initiates the sale of the home. The process starts when a homeowner is unable to make payments. The bank forecloses on the home. The bank takes ownership, and the owner is no longer living at the property.

Short Sale

After going under contract, a buyer will complete inspections. An inspector will generate 3 reports:

1.General Home Inspection Report:

Covers any issues with the house from top-to-bottom

2. 4-Point Insurance Report:

Addresses any issues with electrical, plumbing, HVAC, & roofing.

3. Wind Mitigation Report:

States where you could qualify for any discounts

*The 4-Point report can save you money if your “big” items are newer and in well-working condition. For example, if your house has a 20 year old roof, chances are your insurance quote will be higher.

*The wind mitigation determines if your house qualifies for any additional discounts on your insurance rate. For example, if you have a peel and stick underlayment on your roof, you could qualify for a potential discount.

*If you have already bought a house, this is an excellent time for you to check your current homeowners insurance plan to see if you are receiving all possible discounts. Maybe you replaced your windows last year to hurricane shutters, and haven’t updated those reports. Now is a great time to do so.

So you have decided you are ready to look for a new home...how exciting!! To make the first step easier, let’s take a look at 4 questions you should consider about your new house.

1. Location

Where is your next house going to be located? Some factors that could contribute to this decision could be a daily work commute, a specific school or school district, or family.

2. Type of Property

Is there a specific type of property you are interested in? This can vary from a single-family home, to a townhouse, condo, or villa. It’s important to know which one you desire, because some are only approved for certain financing. For example, not all condos are VA approved.

3. Criteria

Have a list of non-negotiables ready to go. Some factors that you’ll want to include will be the number of bedrooms and bathrooms you desire, whether or not you want a pool, a garage, and so on & so forth.

4. Price Point

By now you may have already spoken with a loan officer to determine this. If so, that is great, but if not, no worries; we can help you. We will want to know the price point range we will want to stay within for your house search.

With those four questions answered, we are able to set up your profile on the MLS and the fun can begin. Veterans Can Buy A Home $0 Down, But…

There ARE out-of-pocket expenses when purchasing a home using a VA loan.

You might be wondering how it is advertised that a VA loan is $0 down? Well, this is possible because, in an offer, we ask the seller to pay for your closing costs associated with the loan.

However, there ARE still out-of-pocket expenses you need to account for throughout the process. Let’s take a look at what those are:

Earnest Deposit: Approx. $1,000

This shows “good faith” and the amount will be negotiated in an offer. Be sure the money comes out of your bank account because the lender is going to track this. At the time of closing, you will see a credit back for your earnest amount on the settlement statement.

Home Inspections: Approx. $450

We recommend to all of our clients they complete a home inspection before closing. Don’t forget, a wind mitigation and a 4-point report are required for home insurance in the state of Florida. You can use a credit card for this expense.

Pest Inspections: Approx $85

A clean termite report is required for a VA loan. In most cases, you can use a credit card to pay for this expense. Because a VA buyer is not supposed to pay for this, you will see a credit back on the settlement statement at the time of closing.

Appraisal: Approx $500

An acceptable appraisal is required for a VA home loan. This can be paid with a credit card and will also be credited back on the settlement statement at the time of closing.

So Veterans, while it is true you can get the closing costs of your loan paid for by the seller, there are expenses that YOU are responsible for, technically making the VA loan NOT completely $0 down.

How Will A Pre-Qualification vs. Pre-Approval Letter Affect Your Ability To Write An Offer?

Long story short, pre-approval is stronger than pre-qualification. In a bidding war pre-approval wins. Why?

Well, let’s take a look at the difference between being pre-qualified and being pre-approved.

Pre-Qualified:

Provide information regarding your income, debts/liabilities, & credit score
Not as thorough & can be done quickly
Actual documentation is not reviewed

If you are pre-qualified, this means you have spoken with a loan officer, and provided them verbally with some basic information . After this, the loan officer will give you a pre-qualification letter that states a dollar amount he/she believes you will qualify for.

Pre-Approved:

Fill out a loan application
Your loan officer has actually verified and examined your credit report and financials
Requires a more thorough review

If you are pre-approved, this means your loan officer has actually reviewed your credit report and all of your financials to confirm your purchase price amount.

Which one is better? You want to be pre-approved when purchasing a house to make sure you don’t get to the end of the process to find out you do not qualify and lose the house.
